### **Job Summary**
The Operations Coordinator will be responsible for overseeing and coordinating the inspection, maintenance, and preparation of vacant flats and villas. This role involves direct interaction with clients, maintenance teams, and suppliers, ensuring that properties are in top condition and ready for new tenants. The ideal candidate will demonstrate excellent attention to detail, exceptional communication skills, and the ability to manage multiple priorities with precision and efficiency.

### **Key Responsibilities**
- **Property Inspections & Reports**
- Conduct thorough inspections of vacant flats and villas after tenants vacate, identifying any maintenance or repair issues.
- Prepare comprehensive, detailed inspection reports, documenting the condition of the property, fixtures, and any items requiring attention.
- Coordinate with relevant teams to ensure any damage or necessary repairs are addressed promptly.
- **Customer Liaison**
- Serve as the main point of contact for clients, providing clear, professional communication regarding inspection results and any follow-up actions required.
- Address customer concerns promptly and ensure their satisfaction with property readiness and maintenance services.
- **Maintenance Coordination**
- Oversee and ensure the timely execution of maintenance tasks, working closely with internal maintenance teams to ensure properties are well-maintained and prepared for new tenants.
- Proactively follow up with maintenance staff to ensure high standards of quality and efficiency in completing tasks.
- **Supplier & Vendor Management**
- Coordinate with suppliers and contractors to secure timely deliveries of materials and services necessary for property repairs and maintenance.
- Build and maintain strong relationships with suppliers, negotiating best prices and service agreements when necessary to optimize property upkeep and operational costs.
- **Documentation & Reporting**
- Maintain accurate and up-to-date records of all inspections, maintenance activities, and communication with customers and vendors.
- Prepare regular reports on property status, maintenance progress, and operational performance to ensure transparent tracking and decision-making.
- **Other Operational Support**
- Assist with the daily operational tasks within the team, ensuring the smooth functioning of property management activities.
- Provide support in other areas as required to improve overall operational efficiency.

### **Qualifications & Skills**
- **Experience**: A minimum of 2 years in a similar operations or property management role, with a solid understanding of the real estate sector.
- **Language**: Fluency in Arabic & English .
- **Communication Skills**: Excellent verbal and written communication skills, with the ability to interact effectively with clients, vendors, and internal teams.
- **Organizational Skills**: Strong ability to prioritize tasks, manage time effectively, and handle multiple responsibilities without compromising quality.
- **Attention to Detail**: High level of attention to detail to ensure accuracy in inspections, reports, and maintenance follow-ups.
- **Driving License**: Preferred, as the role may require travel to various property sites for inspections and meetings.
