Property Agent Real Estate (Bangkok)

Location: Bangkok, Chiang Mai, Hua Hin and Phuket
Salary:
Full-Time: 12,000 THB + 1,500 THB allowance + HIGH Commission
Freelance: HIGH Commission Base
Company: Online Real Estate Agent Platform
Objective:
As a Property Agent, your primary responsibility is to assist clients in finding suitable
accommodations by effectively managing and converting leads into contracts. You will work closely with property owners, clients, and co-agents to ensure a seamless process from lead to contract. Your role involves both remote work and on-the-field activities in Bangkok, Thailand, with the goal of securing 1-2 contracts per week. If you meet the goal of securing 4 contracts per month, a performance bonus will be paid out.
Key Responsibilities:
● Lead Management:
○ Contact and follow up on leads provided by your Sales Manager.
○ Manage approximately 3 leads per week, ensuring each lead is actively engaged
and moved through the sales funnel efficiently.
○ Each lead needs to have 2-5 options to choose from. These options need to be
as close to the client's needs as possible.
○ If you find your own leads, take help from your Sales Manager to ensure they are
properly converted into the company’s sales funnel.
● Client and Owner Engagement:
○ Communicate with clients to understand their accommodation needs and
preferences.
○ Work closely with property owners to ensure that properties meet client
expectations and are ready for viewing.
○ Conduct property viewings, both digitally and physically, ensuring clients are
well-informed and confident in their decisions.
○ Negotiate lease terms that satisfy both the property owners and clients while
adhering to company policies.
● Collaboration with Co-Agents:
○ Work collaboratively with co-agents to share insights, coordinate on viewings,
and ensure a smooth client experience.
○ Participate in team meetings and strategy sessions to align on goals and improve
overall team performance.
● Collaboration with Sales Manager:
○ Work closely with the Sales Manager to align on client needs, sales strategies,
and contract negotiations.
○ The Sales Manager will prepare contracts together with a coordinator and inform
you when the contract is finalized.
● Training Participation:
○ Join training sessions alongside the Sales Manager and other property agents to
continuously improve your skills, product knowledge, and sales techniques.
● Performance Monitoring:
○ Track and report your progress in converting leads into contracts.
○ Participate in weekly check-in meetings every Monday and check-out meetings
every Friday with your Sales Manager to discuss your progress, challenges, and
strategies for improvement.
● Team and Company Participation:
○ Engage in team-building activities to foster a positive and collaborative work
environment.
○ Participate in company-wide activities and events to stay aligned with the
company culture and objectives.
● Internal Communication:
○ Use Whats App as the primary tool for internal communication, ensuring timely
updates and coordination with your Sales Manager, co-agents, and other
Stakeholders.
● Compliance and Ethics:
○ Ensure all activities comply with company policies, industry regulations, and
ethical standards.
○ Maintain a professional demeanor in all client and owner interactions, upholding
the company's reputation and standards.
Skills and Qualifications:
● Communication: Strong verbal and written communication skills, with the ability to engage effectively with clients, property owners, and colleagues.
● Customer Service: Demonstrated ability to understand client needs and provide tailored solutions.
● Negotiation: Skilled in negotiating lease terms and closing deals that satisfy both clients and property owners while adhering to company requirements.
● Time Management: Ability to manage multiple leads simultaneously, prioritizing tasks to ensure timely follow-up and conversion.
● Problem-Solving: Proactive in addressing client and owner concerns, finding solutions that lead to successful contract completion.
● Teamwork: Willingness to collaborate with co-agents and share knowledge to improve team performance.
● Technology Savvy: Proficient in using digital tools for property viewings and
communication, as well as CRM systems for tracking leads and contracts.
Performance Metrics:
● Lead Conversion: Successfully converting assigned leads into contracts within the
10-day timeframe.
● Contract Goals: Securing 1-2 contracts per week and achieving 4 contracts per month to qualify for a performance bonus.
● Client and Owner Satisfaction: Ensuring high levels of satisfaction through effective communication, timely follow-ups, and meeting client and owner needs.
● Collaboration: Effectively working with property owners, clients, co-agents, and the Sales Manager to achieve sales targets and resolve issues.
● Compliance: Adhering to company policies, ethical standards, and industry regulations in all aspects of work.
● Team and Company Contribution: Actively participating in team meetings, training sessions with the Sales Manager and other property agents, company activities, and events to contribute to a positive and collaborative work environment.
How to Excel:
● Be Proactive: Take initiative in following up with leads, addressing client and owner
concerns, and closing deals.
● Communicate Clearly: Keep your Sales Manager, clients, and property owners
informed throughout the process, ensuring transparency and trust.
● Focus on Results: Prioritize activities that drive lead conversion and contribute to the team's overall goals of securing 1-2 contracts per week and 4 contracts per month to earn a performance bonus.
● Participate Fully: Engage in training sessions, team activities, and company events to continuously improve your skills, knowledge, and alignment with company goals.
● Seek Guidance: Don’t hesitate to ask for help from your Sales Manager if you
encounter challenges, especially regarding contract terms, client requests, or if you find your own leads.
