Responsibilities:

• Preparation of preventive maintenance schedules for all M&E installations, CCTV and MATV system, Card Access system, Fire Fighting systems, Lift, etc.
• Optimizing operational cost of all M&E system.
• Prepare maintenance checklist, supervise and monitor performance of service contractor i.e. Security, Cleaner, Pest Control and others.
• Co-ordination of common area rectification works to ensure that all common facilities are in good and working conditions, conduct schedule inspections on the physical maintenance and submission of recommendation on upgrading works, if necessary.
• Ensure relevant Insurance Policies such as Fire, Burglary, Cash-in-Transit, Public Liabilities & Professional Indemnity are valid at all times.
• Ensure timely renewals of licenses, permits and service contracts, etc.
• To ensure effective implementation of House Rules and compliance to local bylaws.
• To appoint external service provider to carry out maintenance of public areas, manage utilities and facilities & security.
• Monitor & ensure external service provider carry out maintenance as per schedule.
• To track & follow up on management accounts, maintenance for building, contractor licenses and defects.
• Able to liaise with JMB/MC and attend regular meeting with the committee
• To make sure all the works are done according to the Standard Operating Procedure and Strata Management Act 757.

Requirements:

• Candidate must possess minimum Diploma / Degree in Property Management or Business Studies with at least 5 years’ relevant experiences.
• Proficient in both written and spoken English & Bahasa Malaysia.
• Must be familiar with Strata Management Act.
• Computer literate
• Dedicated, committed to produce excellent results & willing to assume leadership roles.
• Possess good personality and PR skills
• Self-motivated, able to work independently/team, positive and proactive.
• Willing to work in Sentul, KL

Job Type: Contract
Contract length: 12 months
Pay: RM6,500.00 - RM7,000.00 per month
