The Role
To assist operational teams in planning, organizing, directing and supervising the works in the appropriate operational departments to ensure smooth operation of all Electrical and Mechanical installations and associated equipment and that all equipment is maintained to highest achievable standard with minimum down time.

Requirements
1.General Supervision, Planning, Organizing and Directing the Staff and Activities of the FM MEP Team to strictly adhere to Departmental Policies and UAE Laws. 2.Detailed property inspection and create log to follow with team and sub vendors. 3. For new projects, detailed walkthrough to be done and prepare the snag reports to submit with Project dept for rectification. 4.Ensuring smooth handover of properties to customer with target 60% zero snag and arrange contractor for snag repair comment. 5. Provide Training and Developing Staff, Inspection of Facilities, Formulating Plans for Short Term Projects & Execution of unplanned capital jobs. 6.Responsible for assuring quality, cost effectiveness and timeliness of preventative, predictive and proactive maintenance programs 7.Conduct investigations and assist in development of new concepts to solve unique problems related to buildings in energy, electrical systems, mechanical systems, or other building infrastructure systems. 8.Prepare Incident Report Sheets, Monthly Performance Reports, and utility reports to submit management. 9.Routine inspection and periodic maintenance of LV panels, HVAC equipment’s, domestic water tanks, water pumps & FAHU’s. 10.Identify problems and related technical issues leading to long-term, generic solutions; identify technical approach for solving problems and meeting customer needs. 11.Attend complaints from customer and ensure to complete within priority schedules. 12.Follow up and monitor the operation and maintenance of STP’s, Foul Stations, Irrigation systems. 13.Evaluate existing standards and modify/improve. 14.Coordinate with line manager to add all relevant needs for capex budgeting and follow up to complete work upon management approvals. 15.Assisting and completing the works given by the Facilities Manager. 16.Familiar with the relevant MEP international codes and standards. 17.Coordinate with purchase to Outsource the quotations for the special skilled work and have negotiation skills with external contractors. 18.Liaising with clients for the feedback of the quality of service related to MEP. 19. Doing site visits, supervising the projects by third party contractors and check the quality of work. 20. Checking the maintenance costs, maintenance tools, materials in store and equipment. 21. Make sure that company policy and regulations, health & safety plans at site work are implemented. 22.
