Summary:
This position, which, under the supervision of the Facilities Supervisor, performs building maintenance, repair and improvement tasks as required providing a clean, safe, and functional environment for all city patrons and employees.
Scheduled hours are 7:00 a.m. – 3:30 p.m. Saturday through Wednesday
This is a union-represented position.

Essential duties and responsibilities mayinclude, but are not limited to, the following :
- Perform work assignments involving the repair and maintenance of all building structures and equipment, including, but not limited to, an Aquatic based Recreational Facility.
- Perform repair and maintenance to pool and spa equipment, sauna, weight room, sport courts, dance studio, meeting rooms, locker rooms and administrative offices.
- Perform maintenance and repair of all facility plumbing equipment, including all fixtures, temperature-mixing valves, drains and any associated piping or hardware.
- Operate, maintain, troubleshoot and repair HVAC Control equipment (pneumatic and low voltage), including DDC and computer control. Recommend and implement changes and improvements to existing HVAC systems.
- Operate, maintain, troubleshoot and repair all facility mechanical systems, including a hot water boiler, heating, ventilation and air conditioning systems, commercial fans and blowers, pumps, motors (single and three phase), commercial heating equipment and fixtures, radiant heating systems, heat exchangers, water treatment and chemical feed systems.
- Coordinate and monitor outside contractors as well as City, County and State agencies.
- Respond to trouble calls, customer complaints, equipment failures and work requests.
- Assist the Facilities Manager with the preparation of bid specifications for building repair and modification and for the repair and maintenance of unique or specialty items.
- Perform various technical trade work as needed.

Minimum Qualifications:
Must be at least 18 years of age.
Education:
High school diploma or G.E.D. equivalent required.
Three years paid work experience involving the maintenance and operation of public and/or private commercial facilities.
Two years paid work experience involving the maintenance and operation of a public or private commercial aquatics facility.
· Must have a valid Washington State driver's license (or be able to attain at time of appointment) and a driving record acceptable to the City's insurance carrier.
· Verification of identity and United States work authorization must be complete as required by the Immigration Reform and Control Act.
· First Aid/CPR certification required within twelve months from date of hire.
- Use of variety of hand and power tools.
- Electrical, lighting, HVAC, and mechanical maintenance techniques.
- Plumbing, and drainage maintenance techniques and design.
- Carpentry, painting, and janitorial techniques.
- Aquatic, pool, and spa maintenance techniques.
- Operating a personal computer utilizing standard and specialized software.
- Establishing and maintaining effective working relationships with other City employees, public officials, government agency representatives, and the public.
- Communicating effectively verbally and in writing.
- Using office equipment such as telephones, copiers, calculators and fax machines.
- Organizing work, setting priorities and exercising sound judgment within established guidelines.
- Maintaining required records and preparing necessary reports and other written materials.
- Interactions with a diverse range of customers and individuals including ages and abilities; potential for dissatisfied or abusive behavior and confrontations from public.
- The environment is sometimes stressful, working under tight deadlines, with distractions and interruptions, and requires the ability to shift priorities rapidly.
- Use initiative and independent judgment within established procedural guidelines.
- Learn new principles, practices and methods as new information becomes available.
- Utilize PC-based software, including but not limited to, Windows operating systems, spreadsheets, databases and other software to produce plans and reports.
- Understand and communicate technical data.

- Operate/drive standard size pickups and/or sedans with standard shifts outfitted with job tools to various job sites throughout the community throughout the workday.
- Stand, climb, walk, lift, kneel, bend, pull and/or push, grasp, hold, throw materials, reach, stoop and crouch, sit, type, read, climb ladders, write, determine color, speak and listen for extended periods.
- Lift and move objects a minimum of 50 pounds.
- Work independently, highly detail oriented and highly productive.
- Communicate verbally and in writing, in person via radio and telephone, and across distances.
- Demonstrate knowledge of maintenance and repair of physical plant mechanical systems, including heating and ventilation systems, pneumatic controls, electrical controls, boilers, pumps and piping systems, motors and motor controls.
- Demonstrate knowledge of applied mathematics.
- Demonstrate knowledge of typical construction methods and procedures.
- Demonstrate knowledge of building, electrical and plumbing codes.
- Demonstrate knowledge of products, materials, equipment and tools related to the industry.
- Demonstrate knowledge of swimming pool operation and water sanitation methods, including the disinfecting of swimming pool facilities, water chemistry, filtering and backwashing.
- Read and interpret blueprints.
- Evaluate and troubleshoot electrical and mechanical problems.
- Demonstrate skills in mechanical operations.
- Consistently demonstrate and actively support the identified values of the City’ Core Values.

Working Conditions and Physical Requirements:
Examples of physical requirements:
· Fieldwork consists of working in extreme weather conditions including ice, snow, rain, and sun, heat, humidity, small spaces, heights.
· Employees are exposed to vibrations, loud noises, offensive smells, dust, dirt, mud, and water.
· Moderate exposure chemical irritants produced by solvents, chemicals used to operate pool and aquatic facilities, clean restrooms and graffiti, fertilizers, herbicides, etc.
· Field duties involve walking, talking, hearing, using hands to handle, feel or operate objects, tools, or controls, and reaching with hands and arms. Vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, color differentiation, and the ability to adjust focus.
Supervision:
Supervision provided by the Facilities Supervisor or their designee. May also receive direction from Maintenance Worker II’s.
Supervision Exercised:
None.
Compensation:
2024 hourly salary range: $25.58 - $30.24.
Benefits:
Offered to regular City of Mountlake Terrace employees:
· Eight (8) hours of paid vacation per month. This accrual increases over time.
· Twelve (12) days of annual sick leave accrual.
· Twelve (12) paid holidays per year, including one personal or “floating holiday.”
· Employer-paid medical, dental, vision and employee group life insurance (three times annual salary up to $250,000). The City pays 90% of any insurance premium for dependents. Medical/dental/vision coverage begins the 1st day of the month after start date.
· Participation in the State of Washington PERS retirement system
· The opportunity to participate in a Section 125 “Flex” plan
· The opportunity to participate in two Section 457 Deferred Compensation programs
The City does not participate in Social Security. Instead, employees are enrolled in the Municipal Employees Benefit Trust (MEBT) program. MEBT is an IRS Section 401(a) defined contribution savings program into which employees make before-tax contributions at the same rate as if they were in Social Security (a rate of 6.2% of gross earnings). The City will match the employee contribution at a rate of 80% (or 4.96% of gross salary) just as if enrolled in Social Security. One advantage of this program is employees are able to invest these funds in a variety of investments, which may offer a higher return than Social Security. On the other hand, the MEBT program is subject to an employee-vesting schedule of 20% per year for each of the first five years of employment.
