Job Summary
Applicants must look forward to the opportunity of potential relocation outside of their current state of residency! The Property Manager is directly responsible for driving asset performance, NOI growth, and profitability improvements for yourself, AFI, and our Clients! As the face of the asset, the Property Manager is not only responsible for maximizing financial returns, but must also ensure adherence to the AFI Standard of a Safe, Clean, and Disciplined community. Should you be selected for the position, you will receive 4-8 weeks of paid training ($44,000/yr) and complimentary, furnished apartment housing at one of our managed-asset training locations in various markets across the country. Please Note - The AFI Manager Training Program will require flexibility to potentially travel and work at multiple locations during the 4-8 week training period (MO, KS, IA, TN, etc.)
Prior Property Management experience is NOT A REQUIREMENT to pursue this employment opportunity! AFI prides itself on providing a robust training program to enable new staff with applicable work experience to have immediate success managing the asset themselves.
Upon successful completion of the training program, new Manager will be relocated to operate one of AFI's managed-assets. This relocation comes with a base salary increase to $60,000/yr, 50% rent concession, and a lucrative performance-based incentive plan (relocation assistance package explained below). As stated previously, there is a relocation aspect associated with this position that will require chosen candidates to potentially move outside of their current state of residency. You may not be right for the role if you are not willing/able to relocate to a presently undetermined location.
The responsibilities that are listed below are not all inclusive; however, they are indicative of the type of responsibilities normally performed by the Property Manager:
JOB DUTIES
- Overall financial performance of the managed-asset (NOI growth, expense reduction, etc.)
- Leasing, marketing, and external promotion of the asset to prospective Renters.
- Rent collection and evictions efforts for all Residents.
- Invoice & PO Processing, material procurement, and expense control.
- Wholly responsible for make-ready status of all vacant units.
- End-of-Month Performance Tracking & Budget Management.
- Adherence to National Fair Housing Laws and others associated with various regulatory agencies.
- On-call resolution of other Resident concerns, emergency situations, and other general issues that may arise.
- Due to the nature of this role, situations and issues may arise that result in the need to work outside of regular office hours.
- Must possess exceptional organizational skills.
- Basic mathematic knowledge and ability to review/understand financial statements.
- 2-3 years of prior managerial experience.
- Strong written and verbal communication/teamwork skills.
- Professional presentation compatible with AFI Core Values.
- Willingness to learn and work respectfully with all people of diverse backgrounds
- Must be willing to work greater than 40hrs per week as needed for proper management of the asset (regular office hours shall be Monday-Friday, 8a-5p and Saturdays, 10a-2p).
- High School diploma required, higher-level/secondary education preferred.
- Base salary of $60,000/year.
- 50% Rent Concession (~$8,000/year +/-).
- Extensive Performance Based Bonus Opportunities (~$15,000/year +/-)
- Employee Retention Bonuses - $500 after six months / $1,000 after 12 months / $2,000 after 24 months
- Additional compensation opportunities to be identified following achievement of above milestones
- Full Ancillary Benefits Package (~$2,000/year +/-)
- Above figure does not include age-based benefits such as Critical Illness or Long-Term Disability coverage

RELOCATION ASSISTANCE
- Following completion of the Manager Training Program, new Manager will receive $500 in upfront assistance for relocation expenses
- Manager will receive remainder of relocation expenses reimbursed in $200 increments on each monthly paycheck
- Example - Total relocation costs = $900 / $500 paid during travel planning / $200 added to first paycheck / $200 added to second paycheck
