What this opportunity involves:
We are now on the lookout for an Operations Manager too join our Richmond Quarter based team, working on a new mixed use development which has a mix of retail and residential
You will be responsible for proactively supervising the day-to-day activities to ensure that the precinct is operating to the optimum, with maintenance, capital works and tenancy deliveries being performed with minimal disruptions to the tenants.
An overview of the role:
Risk Management – Ensure implementation and completion of risk management program requirements to meet the agreed KPI.
Work Place Health and Safety Legislation – ensure that all operations and maintenance functions conform with Building Code of Australia and other relevant statutory accountability.
Maintenance – ensure that the various systems, plant and equipment, surface finishes, structure and surrounds are correctly serviced to the manufacturer’s specifications.
Budgets – actively contribute to the budgeting and business planning process for the property.
Management of Contractors – ensure all contractors satisfy the insurance requirements as required under the company’s Public Liability Policy. Ensure all work of contractors conforms with Work Safe procedures and all legislation. Written notice of rectification service shortcoming is required.
Tender of Contracts – In consultation with the Sustainability Operations Manager and the Property Services Supervisor, periodically re-tender service agreements and contracts.
Tenancy Fit outs – assist the Retail Business Manager and direct the Property Services Supervisor in the control and co-ordination of tenancy fit out works and landlords works.
Sounds like you? This is what we are looking for:
Proven experience in the supervision of the broad spectrum of building services with emphasis on retail assets and their systems including fire systems, electrical, mechanical and building intelligence.
OH&S, Customer Satisfaction
Has experience working in retail related asset or retailer environment
Leadership skills, with demonstrated ability to lead a team.
Outstanding interpersonal and negotiation skills.
A good level of financial aptitude and computer literacy, with the ability to expand these skills as necessary.
Competent in the operation of Building Management Systems
Contract and contractor supervision and negotiation
Financial management, budget preparation & development
