Job Title: Hotel Real Estate Management Accountant
Location: Lombok , Indonesia ( Hybrid)
Position Summary:
We are seeking an experienced Hotel Real Estate Management Accountant to join our team, focusing on the financial and management reporting for luxury branded residences managed by third-party international brands. The ideal candidate will have extensive experience working with villa owners and investors, providing accurate and timely profit and loss reports, and must be conversant with property management systems and financial tools such as Xero. Experience in Indonesia, particularly Bali, within the luxury villa and hotel sector is essential.
Key Responsibilities:
Financial Reporting:

• Produce detailed Profit & Loss (P&L) reports for individual villas, providing accurate insights into their financial performance.
• Prepare rental pool P&L statements, ensuring transparency and clarity for villa owners and investors.
• Provide financial reports that meet the standards required for luxury branded residences and international investors.

Management Reporting:

• Develop and present management accounts and monthly financial reports to villa owners and stakeholders.
• Ensure all reports are aligned with international standards and comply with local Indonesian regulations.
• Assist in preparing annual budgets, forecasting, and providing variance analysis for villas and rental pools.

Collaboration with Villa Owners & Management:

• Work closely with the villa owners to ensure they understand their financial position, profits, and any areas of concern.
• Collaborate with the international brand’s management team to ensure smooth integration of financial operations with their standards and requirements.

System Management:

• Ensure the integrity of financial data by maintaining high standards of accuracy across all Property Management Systems (PMS), including any villa management software.
• Handle all Xero accounting entries, including journal postings, reconciliation, and ensuring the integration with other property management systems.

Excel & Data Management:

• Create and maintain complex Excel models for tracking villa income, expenses, and overall financial performance.
• Use Excel for detailed analysis, data consolidation, and advanced reporting functions.

Compliance and Controls:

• Ensure adherence to local tax laws, including withholding tax, VAT, and other applicable taxes in Indonesia.
• Work closely with auditors to ensure accurate financial statements are produced and any compliance matters are addressed in a timely manner.

Qualifications:
Education:

• Bachelor’s degree in Accounting, Finance, or related field.
• Professional qualification such as CPA or CA is an advantage.

Experience:

• Minimum 5 years of experience as a management accountant, preferably within the luxury hotel or real estate industry.
• Proven track record of working with luxury branded residences in Indonesia, especially in Bali.
• Experience in producing financial reports for villa owners and investors, covering both rental pool and individual villa P&L.
• Previous work experience with international luxury villa management companies or third-party hotel brands.

Technical Skills:

• Advanced proficiency in Excel, with the ability to create complex models, reports, and analysis tools.
• Strong knowledge of Property Management Systems (PMS) and their integration with financial processes.
• Experience with Xero accounting software is essential.

Additional Skills:

• Strong analytical skills and high attention to detail.
• Excellent communication and interpersonal skills, with the ability to work with diverse stakeholders.
• Ability to work independently and take ownership of financial management for luxury properties.
