Job Title: Property and Resident Liaison Officer
This position is initially offered as a 6-month contract, with the possibility of extension subject to future funding availability.

Home4U Cardiff is a small charity based in Cardiff, where we provide temporary accommodation to individuals seeking asylum who are destitute and have no recourse to public funds. The simple, safe, and essential accommodation we offer gives individuals a much-needed period of respite to regain their dignity and access good legal advice about their situation enabling them to make the best possible decisions.
Our work extends beyond providing accommodation. We help cover essential items such as food and toiletries for all our residents. Our team of staff works closely with each individual to help them find volunteering opportunities or enrol in college, aiding their personal development and encouraging constructive use of their time.
Additionally, we support individuals in integrating into their local community, helping them build meaningful connections and live more normal and fulfilling lives.
This role involves working from home with regular travel across Cardiff to provide direct support and management to our occupants and referrals.
Job Summary

You will also work closely with residents on property-related matters, such as cleanliness and minor repairs, while supporting the overall wellbeing of residents in a secondary capacity. Occasional soft services, such as preparing rooms for new residents, will also be required. Lone working and safeguarding considerations are essential in this role.

Duties and Responsibilities:
Primary Responsibilities:
- Provide new residents with an induction into the property and help to complete necessary paperwork.
- Conduct regular inspections of properties to ensure compliance with health and safety standards.
- Act as the primary contact for repairs, maintenance, and preventive maintenance.
- Address resident issues regarding property upkeep, cleanliness, and repairs.
- Prepare rooms for new residents by cleaning and arranging basic furnishings.
- Monitor the cleanliness of communal spaces and engage residents in conversations about cleanliness and upkeep.
- Ensure that properties are prepared for new occupants after move-outs.
- Work closely with the Resident Support and Outreach Officer
- Ensure person-centered, trauma-informed approaches are used to meet the needs of residents.
- Safeguarding is crucial; ensure all procedures are followed to protect vulnerable individuals.
- Check in with residents during property visits to assess their wellbeing.
- Report any safeguarding concerns or potential issues to the Resident Support and Outreach Officer.
- Assist with minor resident support, such as signposting to local services when necessary.
- Help collect donations or surplus food as required.
- Provide regular updates to your line manager
- Keep accurate and up-to-date records according to company policies
- Provide cover for other team members as agreed by your line manager.
- Assist with small fundraising initiatives.

- Assist with creating and scheduling content for social media platforms related to resident support and property management.
Qualifications and Experience:
Essential:
- Good standard of general education, including GCSEs (or equivalent) in English and Maths.
- Knowledge and experience of health and safety including completing risk assessments.
- Proven experience in property management or maintaining accommodation according to Health and Safety standards.
- Relevant qualification in Housing, Facilities Management, or a related field.
- Qualification in Health and Safety or Risk Assessment.
- Experience working with individuals from diverse backgrounds, particularly those who are vulnerable.
Essential:
- Excellent communication skills, particularly with people whom English is not their first language
- Strong organisational skills with the ability to manage property inspections and maintenance requests.
- Ability to build rapport with residents and communicate effectively regarding property issues (cleanliness, repairs, etc.).
- Proficiency in Microsoft Office (Word, Excel, Outlook) for record-keeping.
- Ability to work independently and manage a varied workload.
- Knowledge of safeguarding principles, with the ability to identify and report safeguarding concerns.
- Familiarity with local services that assist with property and housing issues.
- Strong problem-solving skills, with the ability to handle conflicts and disputes effectively and sensitively.
- Proficiency in using Microsoft Office (Word, Excel, Outlook) and experience in maintaining accurate and up-to-date records.
- Ability to work independently and as part of a team, with a proactive and flexible approach to work.

- An understanding of the cultural and social factors that affect refugees and asylum seekers.

- Full UK driving licence and access to a vehicle for work purposes, which is insured for business use.
- Willingness to undergo a standard DBS check.
