- RESPONSIBILITIES: ·Land Acquisition Strategy: Developing and implementing strategic plans for land acquisition, inalignment with the organization's overall property development objectives andgrowth targets.
- Site Identification: Identifying potential land parcels for acquisition or development,conducting feasibility studies, and assessing suitability based on factors suchas location, zoning regulations, market demand, and infrastructureavailability.
- Negotiation and Due Diligence: Negotiating purchase agreements and conducting due diligence onprospective land acquisitions, including reviewing legal documents, conductingtitle searches, and assessing environmental risks.
- Land Development Planning: Developing comprehensive land development plans that optimize landutilization, maximize returns on investment, and align with regulatoryrequirements, market trends, and community needs.
- Stakeholder Management: Building and maintaining relationships with key stakeholders involvedin land transactions and development projects, including landowners, governmentagencies, community groups, and other relevant parties.
- Regulatory Compliance: Ensuring compliance with local, state, and federal regulationsgoverning land use, zoning, environmental protection, and development permitsthroughout the land acquisition and development process.
- Financial Analysis and Budgeting: Conducting financial analysis and feasibility studies for landdevelopment projects, assessing project costs, revenue projections, andinvestment returns, and developing budgets and financial plans.
- Project Management: Overseeing the execution of land development projects from inception tocompletion, including coordinating project teams, managing budgets andtimelines, and ensuring adherence to quality standards and projectdeliverables.
- Risk Management: Identifying and mitigating risks associated with land acquisition anddevelopment activities, such as legal disputes, environmental liabilities,market fluctuations, and regulatory challenges.
- Market Research and Analysis: Monitoring real estate market trends and dynamics, conducting marketresearch, and analysing competitive landscapes to inform land acquisitionstrategies and decision-making.
- Community Engagement: Engaging with local communities and stakeholders to address concerns,gather feedback, and build support for land development projects, fosteringpositive relationships and promoting transparency and accountability.
- Team Leadership and Development: Providing leadership, direction, and support to team members within theland unit, fostering a collaborative and high-performance work environment, andpromoting continuous learning and professional development.
- REQUIREMENTS: Bachelor’s degree in real estate, urban planning,land use planning, geography, environmental science, civil engineering, or otherrelated disciplines.
- Minimum 8 years and above of related experience in Project Business Development / Property Development / Estate Management/Project Management / Programme Management or relevant discipline.
- Ability to lead people, multitask and work under pressure.
