Job Description
Supervisor’s Title: General Manager
Department: Maintenance
Exempt Status: Hourly/Nonexempt, Manager/Nonexempt or Manager/Exempt depending on location
JOB SUMMARY
Responsible for supervision of Maintenance operations and personnel, including ongoing room maintenance programs, mechanical systems, grounds keeping, and pool/spa maintenance.

Hotel Maintenance
- Ensure all required repairs and maintenance is performed on all hotel equipment and assets as scheduled or requested by Guests, Housekeeping, and management. Such duties could consist of HVAC, plumbing and electrical repairs, and furniture repair/replacement, etc.
- Maintain hotel grounds and building exterior.
- Supervise all outside contractors to ensure they are fulfilling their contractual requirements.
- Perform preventative maintenance on hotel equipment and assets per set schedule.
- Perform daily walk through. Record all meter readings and boiler temperature.
- Order supplies and monitor the department budget.
- Hire, train, supervise, and coach and counsel team members.
- Schedule team members – taking into consideration expected Guest arrivals and departures, occupancy levels, Guest service needs, and budgetary guidelines.
- Maintain and facilitate effective training programs.
- Enforce proper grooming and dress code for department personnel.
- Ensure that all operations of Engineering equipment and procedures are understood and performed safely in accordance with company guidelines and government regulations.
- Prepare and render annual performance evaluations for all team members.
- Ensure that a proper key control program is followed.
- Provide written detail of work performed on work order forms and other documents.
- Record all maintenance request work performed.
- Prepare weekly and monthly reports to identify and track trends in order to anticipate future work projects and costs.
- Inform Front Desk and Housekeeping of rooms where work is being performed so they can be put out of order as needed. Notify Front Desk and Housekeeping when work is complete.
- Lead hotel Safety Committee.
- Maintain a positive work atmosphere by acting and communicating in a manner so that you get along with
- Know hotel emergency procedures and where all emergency shut‐offs are located. Assist hotel Guests when necessary in case of an emergency.
- Facilitate all Emergency Response Training and Safety Training for hotel team members.
- Perform special projects assigned in allotted time set for each project.
QUALIFICATIONS
- Education and/or Experience: No educational requirement. Hotel or building maintenance experience required. Supervisory experience required.
- Language Skills: Ability to read, write, and verbally communicate in English. Ability to communicate effectively and professionally with other departments, Guests, and vendors. Ability to diplomatically handle difficult situations and people.
- Technical Skills: Basic computer skills. Facility maintenance skills, knowledge of proper chemical handling,
- Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, report, or schedule form.
- Certificates, Licenses, Registrations: Valid driver’s license, vehicle insurance.
- Other Skills and Abilities: Able to work with little or no supervision. Operate equipment such as, but not limited to, pool/spa filter pump, hand tools, power tools, leaf blower, sweeper, and pressure washer. Ability to solve basic mathematical problems, use a tape measure, and understand liquid and weighted volumes.
PHYSICAL REQUIREMENTS
- Seeing – Must be able to see well enough to read reports, drive, and use a computer.
- Hearing – Must be able to hear well enough to communicate on the phone and in person.
- Standing/Walking/Mobility – Must be able to stand for long periods of time. Must be able to walk around property.
- Climbing/Stooping/Kneeling – Must be able to climb four flights of stairs. Must be able to stoop and kneel for short periods of time.
- Lifting – Must be able to lift up to 25 pounds.
- Fingering/Grasping/Feeling – Must be able to write, type, and use the phone system.
- Occasional overnight business travel.
Pay: $19.00 - $21.60 per hour
Expected hours: No less than 35 per week
