Job Purpose:
The Property Portfolio Manager is to oversee and manage our in-house HB property portfolio, comprising both leased and owned assets. They are to own and maintain a local real estate strategy, which ensures the optimal amount of real estate that meets the needs of the entire business, continuously. They will do so by utilising their property finance and management expertise, experience with aligning real estate suppliers to the key internal stakeholders and ensuring that we deliver the best outcomes relating to finance, safety, and quality in real estate decisions. It is the property portfolio manager’s responsibility to ensure the local real estate strategy continually aligns with the global real estate strategy, maintaining regular communication with Heineken global and regional real estate teams.
Key Responsibilities:
- Own, maintain and plan a rolling 1–5-year real estate activities pipeline, focusing on maximizing profitability, increasing property value, and mitigating risk.
- Co-ordinating with functional finance teams to establish and monitor property budgets, track financial performance and implement cost-saving measures.
- Be the single point of contact for senior internal stakeholders regarding real estate needs, from strategy support to lease management and day-to-day property operations.
- Cultivate and maintain strong relationships with the internal teams to ensure the property portfolio planning is fully aligned with long term business strategy, particularly where strategy requires changes to real estate. This includes alignment of timing in delivery of real estate projects and the timing of the business changes.
- Maintain and manage relationships with our key real estate suppliers so they can help us monitor and assess the financial performance of the portfolio, including rental income, expenses, occupancy rates, property market trends and capital expenditure requirements.
- Bring in our supplier partner experts into the business strategy conversations at the right time, so that our leaders can make data driven decisions, relating to real estate.
- Conduct assessments to ensure adherence to quality standards, identify maintenance and repair needs and make recommendations for capital improvement projects for properties.
- Maintain and continue to build one single source of truth for any necessary data to manage our real estate
- Prepare and present comprehensive reports to senior stakeholders, providing insights on the performance of the property portfolio, including financial metrics, market analysis and recommendations for optimizing asset performance.
- Complete all the above in alignment with the Heineken global real estate strategy, by adhering to the governance process with regional and global real estate teams.

Communicative Skills:
Excellent communication skills, both orally and in writing, particularly on influencing and challenging respectfully. Communications skills are important to facilitate alignment between internal stakeholders and external supplier brokers/consultants.
Other Skills:
- Demonstrates understanding of property finance principles, financial analysis and budgeting.
- Strong problem-solving skills (nothing is impossible).
- Self-motivated, ability to work independently - primarily a team player but able to work under own initiative.
- Pro-active and customer-friendly mindset.
- Strong English language skills.
- Ability to managing time effectively and prioritise, working in a fast-paced environment.
- Ability to identify and manage risk.
Qualification/s and Experience:
- Bachelor’s degree in Finance, Real Estate, Business Administration or a related field. Advanced degree such as an MBA or relevant professional certifications (e.g. CFA, CPM, RPA) will be advantageous.
