Housing Officer
Provide a comprehensive service to Bedspace by, managing a stock of properties which will involve inspecting, reporting maintenance, and ensuring all properties meet The Bedspace Accommodation Standard. You will also manage the re let process of existing properties and lead on developing effective processes and measures to resolve and reduce ASB. This role will also involve undertaking the disposal of properties and working closely with other departments, especially Acquisition Officers and Support Workers.
This is a full time permanent position with a salary of £27,713.44 per annum.
Due to the areas this role covers, the successful applicant requires a full Driving Licence with Business cover.
About you
An excellent communicator, you will be experienced and have a thorough understanding Social Housing/Lettings. Working with members of the public, including managing vulnerable or challenging customers. Capable of developing and nurturing partnerships with our external agencies and internal partners. You’re experienced in exacting standard setting, ensuring compliance, and sharing best practice. You have demonstrable skills in using Microsoft Office applications. You are professional and values led with integrity, inclusivity, and respect for diversity, with an ability to work in uncertainty and maintain a positive approach.
Main Responsibilities
  • Ensure that all properties meet the Bedspace Lettability Standard during both routine inspections and the void process. Each property assigned to the Housing Officer will require at least two inspections per year.
  • Promptly raise repair requests based on findings from Pre-tenancy Inspections, or coordinate with the Team Manager to ensure repairs are completed within the agreed timelines.
  • Collaborate with the Housing Manager to adhere to all landlord processes, including terms and conditions, rent holds, maintenance, and certification procedures.
  • Conduct new tenant sign-ups, ensuring all required paperwork is properly signed and uploaded upon completion.
  • Support the Housing Manager in building and maintaining strong relationships with landlords, as well as developing new partnerships.
  • Manage the re-letting process of existing properties, striving to meet the re-let targets set by the Housing Manager.
  • Acknowledge and investigate all new cases of anti-social behavior (ASB), ensuring each case is thoroughly recorded, monitored, and actioned, with regular updates provided to the Housing Manager.
  • Keep complainants informed about the progress of ASB cases. This includes overseeing the renewal of certifications, such as gas, electric, and fire risk assessments, and taking necessary actions if a landlord fails to comply.
  • Work with the Housing Manager to ensure that ASB policies and procedures are up-to-date and compliant.
  • Conduct thorough inspections of existing properties as required.
  • Complete an inspection within 48 hours when a property becomes void (this will serve as a key performance indicator for the role).
  • Assist the Housing Manager in investigating housing-related complaints, enabling them to respond appropriately.
  • Perform other duties consistent with the role’s nature and responsibilities, including providing coverage for the Acquisitions Officer when necessary.

The post holder is required to carry out the duties in accordance with the company Health and Safety policies and procedures.
