A prestigious ultra-luxury new development located in Financial District. Our mission is to provide residents with exceptional service and create an environment that exceeds their expectations. We are currently seeking highly skilled and dedicated professionals to join our team as Assistant Property Manager.
What we are looking for:
An experienced Assistant e to join our luxury residential building in Financial District.
What you would do:
· Manage the lease assignment process from start to finish.
· Oversee occupant changes and update records accordingly.
· Monitor Airbnb and similar platforms to prevent unauthorized rentals within the building.
· Inform tenants of insufficient funds (NSFs) and manage related communications.
· Assist with rent collection efforts and prepare arrears reports.
· Maintain tenant data in Building Link, ensuring all information is accurate and up-to-date.
· Coordinate with the exterminator for scheduling, unit and common area treatments, and bed bug tracking.
· Draft and distribute memos, notices, and other correspondence to tenants and vendors.
· Track arrears, send notices to residents, and follow up on outstanding payments.
· Respond to all communications within 24-48 hours.
· Address tenant complaints and follow up on nuisance issues with residents.
· Work directly with Click Pay and residents to resolve any billing issues.
· Follow up on all lease renewals to ensure timely responses and that all paperwork is submitted correctly.
· Process new leases and input information into Yardi.
· Handle cancellations and extensions in Yardi.
· Maintain various tracking spreadsheets and reports, including renewals, vacancies, bedbug tracking, concessions, and late fees.
· Provide regular updates to the administration team regarding monthly renewal increases.
· Ensure the timely return of security deposits.
· Input ancillary charges and credits to tenant accounts as needed.
· Track all move-outs and coordinate with the Resident Manager regarding any damages and the return of keys.
· Respond to all correspondence related to tickets entered in Building Link.
· Experience working with NYC Affordable Housing Programs
What Technical Qualifications we consider:
· Minimum of 2 years' experience in residential rental property management is preferred.
· Experience in luxury, affordable housing, and properties with Tax Abatement is highly desirable.
· Must possess excellent verbal and written communication skills with a strong focus on customer service.
· Should maintain a high-energy, positive attitude when handling daily tasks and be able to multitask effectively under pressure and in stressful situations.
· Must be highly organized, consistent, and adaptable to change.
· Self-motivated, with strong time management skills and the ability to work independently.
· Demonstrated leadership skills and the ability to work well in a team environment.
· Proficiency in Microsoft Office (Word, Excel, etc.) and familiarity with the Windows operating system is required.
· Experience with Yardi Voyager, Avid Xchange, Click Pay.
