Examples of Duties
- Performs routine and preventative maintenance on buildings, grounds, and equipment, including plumbing, electrical, HVAC, walls, ceilings, doors, floors, woodwork, drywall, painting, gates, and more.
- Performs repairs to fix broken or non-functioning systems, such as plumbing, electrical wiring, and HVAC equipment.
- Notifies supervisor concerning need for supplies, major repairs, external resources, or additions to lighting, heating, and ventilating equipment.
- Performs general cleaning and maintenance of buildings and equipment, including mopping, sweeping, vacuuming, washing, and trash removal.
- Performs general landscaping duties, such as mowing and trimming trees.
- Participates in planning maintenance work and project management tasks.
- Maintains and tracks time and ensures jobs are completed in a timely, organizedfashion.
- Evaluates and makes recommendations regarding the cost effectiveness and efficiency of in-house maintenance operations and repairs versus similar operations of outside vendors.
- Maintains grounds around buildings; sweeps and pressure washeswalkways.
- Selects material and provides input on material and supply needs for jobs.
- Moves furniture and assists with set up of Council Chambers or other offices.
- Mustbeavailabletoworkoutsideregularworkinghourswhencalledupontoassistotheron-call staff or when required by supervisor/management.
- Performs other related work as required.
Typical Qualifications
- Ability to read, write, and perform mathematical calculations at a level commonly associated with the completion of high school or equivalent.
- Sufficient experience to understand the basic principles relevant to the major duties of the position, usually associated with the completion of an apprenticeship/internship or having had a similar position for two to three years.
- Possession of, or ability to readily obtain, and ability to maintain a valid driver’s license issued by the State of Florida for the type of vehicle or equipment operated.
- Ability to pass all required background checks for access to all City buildings.
- Maintain ability to pass future background checks for access to all City buildings.

- Knowledge of City safety policies and programs in the performance of work to include, but not limited to, vehicles, equipment, tools, and facilities.
- Knowledge of the methods, practices and techniques, including basic carpentry, plumbing, HVAC, electrical, drywall, and general handyman tasks in the work assigned.
- Knowledge of the materials, tools, and equipment used in the work assigned.
- Knowledge of the occupational hazards and safety precautions necessary in the workassigned.
- Skilled in the use of hand and power tools applicable to the workassigned.
- Skilled in following instructions and prioritizingwork.
- Skilled in the operation of the equipment used in the work assigned.
- Ability to work at heights well above ground level from/out of various types of equipment.
- Ability to understand and transmit oral and written instructions.
- Ability to work with minimal supervision.

SUPERVISORY CONTROLS
The Facilities Maintenance Manager assigns work in terms of general instructions. The supervisor spot-checks completed work for compliance with instructions and established procedures, accuracy, and the nature and propriety of the results.

Guidelines include supervisory instructions. These guidelines are generally clear and specific but may require some interpretation in application.
COMPLEXITY/SCOPE OFWORK
- The work consists of related maintenance duties and assisting other maintenance technicians with potential janitorial work. The necessity of working around the public and other employees contributes to the complexity of the position.
- The purpose of this position is to maintain City buildings and perform maintenance and repairs. Successful performance contributes to the provision of clean and attractive facilities for employees and the public and adherence to a maintenance schedule.

PHYSICAL DEMANDS/ WORKENVIRONMENT
- The work is typically performed while standing, walking, bending, crouching, or stooping. The employee frequently lifts/carries light and heavy objects, climbs ladders, and uses tools or equipment requiring a high degree of dexterity.
- Physical strength to occasionally handle boxes and equipment weighing up to 100 pounds and agility sufficient to work outdoors under variable weather conditions.
- The work is typically performed in City buildings and outdoors, occasionally in cold or inclement weather. The employee is exposed to dust, dirt, and irritating chemicals. The work requires the use of protective devices such as masks, goggles, gloves, etc.
- The employee is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; outside weather conditions; risk of electrical shock; and vibration.
- The employee is frequently exposed to dust, mold and mildew, and caustic and irritating cleaning chemicals; and is occasionally exposed to fumes and airborne particles associated with toner cartridges in printing, fax, and copy equipment.
- The use of safety procedures is crucial to this position to ensure the well-being of everyone involved, especially in environments where there are risks involved.

Years Of Service Completed Annual Leave Cap Available
less than 5 years: 152 hours
5 to 9 years: 176 hours
10 to 14 years: 200 hours
15 to 19 years: 224 hours
20 + years: 248 hours
PTO begins accruing immediately. At the end of the year, any unused annual leave will roll over to the next year. Time will be accrued bi-weekly and shown on each paycheck.
RETIREMENT: General employees are fully vested after 10 years of employment. Employees can become partially vested at five (5) years of service. Partial vesting at five (5) years is 50%, six (6) years 60%, seven (7) years 70%, eight (8) years 80%, and nine (9) years 90%. General Employees are eligible for normal retirement upon the earlier of reaching age 55 and the completion of 10 years of credited service or reaching age 50 and the completion of 20 years of credited service. The amount of normal retirement benefit is based on your credited service and average final compensation. See General Employees’ Pension Plan Summary for more details.
