Who are we looking for:
As a Site Development Manager , you are responsible for overseeing and managing the entire process of site acquisition and store expansion efforts. It involves managing property operations, handling tenant relations, financial oversight, and ensuring that all administrative tasks are completed efficiently for the profitable management and expansion of properties. Responsible for driving store growth by securing new locations, managing site survey teams, and coordinating with the construction department for timely store openings.

• Lead and manage all aspects of site acquisition and store expansion, ensuring alignment with the company’s growth strategy.
• Supervise and guide the activities of site surveyors, ensuring accurate and efficient identification of potential new store locations.
• Conduct meetings and negotiations with landowners, securing favorable terms for property acquisition.
• Ensure full compliance with government regulations and requirements during the site acquisition process.
• Collaborate with the construction team to ensure the timely completion of new stores, from initial planning to store opening.
• Oversee tenant lease compliance, enforcing lease terms when necessary to maintain property standards.
• Manage the full lease lifecycle, including renewals, move-ins, and move-outs, while conducting property inspections and handling security deposits.
• Maintain comprehensive and accurate lease records, including agreements, amendments, and renewals.
• Lead lease negotiations and prepare lease documentation to ensure clarity and alignment with company goals.

What does it take to be part of the team?

• Bachelor’s degree in Business Administration, Real Estate Management, or a related field.
• At least 3 - 4 years of experience in site acquisition, business expansion, property management, or related fields (experience in retail is highly preferred).
• Strong knowledge of real estate laws, regulations, and market trends.
• Excellent negotiation, communication, and interpersonal skills to effectively manage landowner relationships and internal collaborations.
• Strong organizational and multitasking abilities, with experience managing multiple expansion projects simultaneously.
• High attention to detail, with strong problem-solving skills to resolve challenges that arise during the acquisition and expansion process.
• Ability to work independently while also leading and collaborating with cross-functional teams.
• Willing to be assigned in: PASAY CITY
