Building Maintenance Lead

ABOUT THE POSITION
As the Building Maintenance Lead, you will:
Under basic supervision, performs building maintenance, preventive maintenance, and repair work for City buildings, grounds, facilities, and related infrastructure. Responsible for repair of electrical, plumbing, air conditioning (HVAC), painting, and other building maintenance or repair needs.
DUTIES AND RESPONSIBILITIES:
The duties listed below represent the various types of work that may be performed. The omission of specific statements of duties does not exclude them if the work is related or a logical assignment to this class.

Evaluate systems or facilities to determine maintenance or repairs that need to be performed.

Works with supervisor to plan work priorities, obtain necessary supplies, and assess skills needed to complete tasks.

Collaborates with team members to discuss upcoming work assignments; delegates assignments amongst the team.

Ensures maintenance and repair work is completed safely, effectively, and promptly.

Assist team members with technical issues or advanced problems with given assignments.
-
Obtain price quotes for suppliers and labor estimates for projects.
-
Oversees and inspects work performed by team members.
-
Addresses minor discipline concerns with team members; refers more severe cases to Facility Supervisor.

Assists with the planning and preparing training and orientation for new maintenance team members.

Perform custodial work in the absence of the Lead Custodian and/or cover when needed.

Performs related duties as assigned.
IDEAL CANDIDATE

Principles and practices of leadership, motivation, team building, and conflict resolution.
-
Building systems such as plumbing, electrical, and HVAC.
-
Strong supervisory and leadership skills.
-
Microsoft Office or related software to complete work, reports, logs, and inventory.
-
Safety practices and procedures.
-
Prioritize tasks and delegate them when appropriate.
-
Analyze and identify issues and determine repairs that are needed.
-
Plan maintenance schedules for building systems.
-
Assess and prioritize multiple tasks, projects, and demands.
-
Provide strong supervisory and leadership skills.
-
Communicate clearly and concisely, both orally and in writing.
MINIMUM REQUIREMENTS
All requirements must be maintained throughout employment:
- Residency in the United States and within 25 miles of the City of San Luis.
- A valid Arizona driver's license at the time of appointment

High School Diploma or Equivalent (GED)

Four (4) years of experience, preferably in HVAC (Heating, Venting, and Air conditioning) systems, facilities maintenance, construction, or related fields.

Desired/Preferred:
- Bilingual in Spanish/English.
- San Luis, AZ residency.
SUPPLEMENTAL INFORMATION
Physical Demands
While performing the duties of this job, the employee is regularly required to sit, walk, and stand; talk and hear; use hands to finger, handle, feel, or operate objects, tools, or controls; reach with hands and arms; and perform repetitive movements of hands or wrists. The employee is frequently required to lift up to 50 pounds unaided.
Specific vision abilities required for this job include close vision and the ability to adjust focus.

While performing the duties of this class, an employee uses written and oral communication skills; reads and interprets data, information, and documents; analyzes and solves problems; uses math and mathematical reasoning; performs highly detailed work; deals with multiple concurrent tasks; and interacts with others encountered in the course of work, including frequent contact with customers and/or the public and dissatisfied/abusive individuals.
Work Environment:
Work time is split between indoors, outdoors, and in a vehicle and is subject to moderate hazardous physical conditions, atmospheric conditions, extreme temperatures, intense noise, travel, and environmental threats.
