Position Overview
EMPLOYER:

TITLE:
Real Estate Lead, North America
DUTIES:
Drive growth for all outlet brands within the North American portfolio, including Canada, by identifying new locations, optimizations, reposition of existing locations, and refining out capital investment in land use to deliver long term planning initiatives. Review and advise internal and external planning officials on proposed plans. Maintain relationships and stay current on these policies and all plans affecting land use. Collect and analyze data from market research, demographic software, economic and environmental studies. Own the quality of this data. Conduct site visits and field investigations to determine whether prospect is appropriate for the proposed use. Review site plans submitted by developers / landlords. Determine whether a proposed use is compliant under local zoning, cost effective, compliant under local and state regulations and recommend approval, denial or conditional approval of said proposals. Lead preparation of comprehensive analysis and presentation to committees and boards. Stay current on regulations, codes legal and general industry trends. Develop and maintain close partnerships with cross functional teams including Finance, Store Operations, Construction, Store Design, Marketing and Legal. Responsible for holding public meetings with stakeholders regarding real estate plans and land use. Lead the preparation of comprehensive analysis and presentation to community boards. Administer and work within government policies and plans affecting land use. Up to 20% travel domestic and to Canada. Partial telecommuting permitted. Must report into office 2 days / week.

SALARY:
$138,174 - $186,000 per year.
Robust Benefits package including above-market time off, incentive compensation, and varied learning opportunities where applicable.
REQUIREMENTS:
Bachelor’s degree or foreign equivalent in Real Estate Development, Urban or Regional Planning, Finance, Legal or a closely related field and six (6) years of experience in the position offered or related. Requires six (6) years experience with all of the following: presenting before boards and committees; developing working relationships with landlords and developers; managing real estate activities with markets, regions, tenants, and customer base; project management with demonstrated experience developing, managing and directing a real estate project from conception to completion with positive results; experience managing North American real estate markets; and experience negotiating, managing and prioritizing multiple real estate projects simultaneously. Requires 3 years of experience with a multidivisional retail organization.
