Team / division overview

The Illiquid Operations function (“Illiquid Operations”) is responsible for the oversight of operations and fund finances for the real estate funds and mandates in Korea Illiquid Business (covering both Trust and LLC type Real Estate Funds/ SPVs).

The Illiquid Operations ensures that appropriate processes are carried out to ensure that the operations and finances of relevant products are effectively managed. Members of the Illiquid Operations serve as a primary point of contact for these matters and as a liaison between internal groups and external parties (Investors and Service Providers).

Your responsibilities

The Illiquid Operations is responsible for all aspects of day-to-day accounting for a group of assigned funds including, calculating/reporting the periodic NAV (Net Asset Value), and compiling standard monthly financial statements, and income and expense accruals and performing the required reconciliations.

As our Fund Accounting Analyst, you will assist the team in managing real estate funds/SPVs and will work as part of the Illiquid Operations to achieve and meet the needs. Non-exhaustive responsibilities include the following:

  • Oversee daily operations of real estate funds/SPVs including AITAS booking, payment processing, and other fund administration (e.g., subscriptions, redemptions, distributions)
  • Preparation of monthly, quarterly financial and investors’ reports
  • Control/reconcile accounts and records (balance sheet, P&L, bank accounts, etc.)
  • Review local tax return filings (CIT, VAT, WHT) prepared by tax advisor
  • Ensure timely filing of all regulatory reporting
  • Arrange for and coordinate external & internal audits
  • Coordinate to set up new funds/investment structures to support transaction teams
  • Assist in acquisition/divestment process
  • Support ad hoc management reporting and analysis for Illiquid Business as needed
  • Manage external vendors like Fund Administrator/Auditors/ Tax Advisors on behalf of real estate funds/SPVs.
  • Establish and maintain strong relationships with Korea Illiquid Investments & APAC Illiquid Operations function
  • Ability to coordinate, prioritize, and execute multiple responsibilities within predetermined timeliness is essential

We are looking for

  • Bachelor’s degree or equivalent qualification (qualified accountant is a plus)
  • 2-3 years of experience in fund finance for alternative assets (especially real estate) gained from working in Asset Management/Banking or related Financial Institutions/Fund Administrators
  • Understanding of accounting principles (i.e., Korea GAAP and IFRS) and local tax
  • Excellent interpersonal communication skills and being able to communicate fluently in English and Korean language
  • Ability to work with different stakeholders, both internal and external, across a wide variety of functions and across different jurisdictions in Asia and overseas
  • Proactive attitude, commitment to continuous learning, willing to challenge the status quo to improve processes
  • Proficient in Microsoft Excel, Microsoft Word, Power Point
