Business Development Manager (Retail expansion/property leasing)

We are a retail chain with 15 dispensaries in Thailand ( 8 in Koh Samui and 7 in Phuket). We are looking for a Business Development Manager with experience in real estate and negotiations, who will help us expand our business, find the best locations, and manage the team of property scouts.
Qualifications:
- 3-5 years of experience in market research, analyzing competitive environments, and consumer trends in the Real Estate domain;
- Proven experience in site selection for business, assessing potential locations, including infrastructure analysis, accessibility, and customer traffic evaluation;
- Experience in big retail businesses;
- Successful track record in lease negotiations or other commercial agreements, with the ability to manage legal aspects and contracts;
- Experience in planning, developing, and launching new retail or business locations, managing projects from start to finish;
- Proven leadership experience, with the ability to train, motivate, and develop team members to achieve high performance;
- Ability to analyze key performance indicators (KPIs), draw insights from results, and prepare data-driven recommendations;
- Excellent ability to establish and maintain strong business relationships with partners, landlords, and other stakeholders;
- Strong organizational abilities, with the capability to prioritize and manage multiple projects simultaneously, without missing critical details;
- A degree in business, management, real estate, or related fields is preferred.
Key Responsibilities:
- Market Research & Analysis: Conduct in-depth market research, analyze trends, competitive environment, and consumer behavior to support strategic company decisions;
- Location Scouting & Assessment: Identify potential sites for new locations, assess their suitability, analyze infrastructure, customer traffic, and other factors influencing location success;
- Lease Negotiation & Contract Management: Engage in lease negotiations to secure favorable terms for the company and ensure compliance with contract obligations;
- New Location Development & Launch: Organize and coordinate all phases of new location openings, from planning to full-scale launch;
- Scout Team Management & Development: Coordinate the work of the scouting team, provide training, and enhance the professional skills and effectiveness of team members involved in site scouting;
- Performance Tracking & Reporting: Monitor the performance metrics of new locations, analyze outcomes, and prepare reports with recommendations for improvement;
- Relationship Building & Networking: Develop and maintain long-term relationships with partners, property owners, and other stakeholders to ensure the company’s success.
